Envision a place where security, kindness, and comfort flourish.  A place designed to accommodate the person instead of the automobile.  A neighborhood where time is viewed as a luxury and not as a constraint.   Sugar Mill Pond is the place you have envisioned.  Public gathering places, front porches and tree lined sidewalks emerge not from zoning ordinances, but from fulfilling the ordinary needs of its residents. 

No models or studies existed for our forefathers to reference when they designed close-knit communities.  Instead they relied upon good old fashion common sense to direct them in their search for the answer on how best to accommodate the daily life of the individual. 

Some of the common elements that are found in the design code for Sugar Mill Pond are the control of building techniques, materials, on-street parking and utility line placement.  Streets are laid out to resemble an interconnecting grid network eliminating dead-end roads and cul-de-sacs which ultimately limit access throughout the development and nulify the opportunity for relationships amongst residents.
